Home staging can significantly impact a buyer’s first impression and potentially lead to a quicker sale at a higher price. Here are essential home staging tips to prepare your home, ensuring it stands out in the Phoenix, Arizona real estate market.

Declutter and Depersonalize

Begin by decluttering each room to make your home appear larger and more inviting. Remove personal items such as family photos, kid’s trophies, memorabilia, and personalized decorations. The goal is for potential buyers to envision themselves living in the space, not to be reminded that it’s currently someone else’s home.

Enhance Curb Appeal

First impressions count, and the exterior of your home is the first thing buyers will see. Enhance your curb appeal by tidying the landscaping, adding more rock, trimming bushes, and ensuring the lawn is green and manicured. Consider painting your front door for a pop of color and welcome visitors with potted plants or flowers and a new welcome mat.

Freshen Up with Paint

A fresh coat of paint can transform your home. Choose neutral colors to appeal to the widest range of buyers. Neutrals also help spaces look brighter and more open. The living room, kitchen, and master bedroom are crucial areas for buyers. Ensure these rooms are the focus of your staging efforts. In the kitchen, clear countertops except for a few decorative items to showcase space. In the living room and bedrooms, arrange furniture to create an inviting layout that promotes flow and conversation.

Clean and Repair

A deep clean is non-negotiable. Every surface should sparkle, from windows and floors to countertops and appliances. Address any minor repairs, such as fixing leaky faucets, replacing burnt-out light bulbs, and ensuring all doors and drawers open smoothly.

Highlight Outdoor Living

In Phoenix’s climate, outdoor spaces are just as important as indoor ones. Stage your patio or backyard as an additional living space with outdoor furniture, cushions, and outdoor rugs. Ensure the pool is clean and the area is well-lit for evening viewings.

Light it Up

Maximize natural light by opening curtains and blinds and ensure the home is well-lit for evening showings. Replace any outdated light fixtures and consider adding floor or table lamps to darker corners to brighten the space. Another trick that always helps make a home feel lighter and brighter is to remove the window screens and store them in the garage.

Set the Stage

Finally, add some finishing touches. Fresh flowers, a bowl of fruit in the kitchen, plush towels in the bathroom, and a few decorative pillows and neutral bedspread can add warmth and appeal. Ensure the temperature is comfortable for viewers, especially during Phoenix’s hotter months.
